Business technology park

Business technology park : Technoparc Saint-Laurent, Metropolitan Montreal, is the largest Business Technology Park in Canada, covering an approximate area of 3 million m2, of which some 750,000 m2 have already been developed.

In only nine short years, this Business Technology Parkhas recorded one of the highest rates of growth in North America, with 25 companies who operate all around the world, now established in the park. The Business Technology Park has been developed to support the scientific community that operates there today in a high quality and particularly safe environment, marked by demanding architectural criteria, abundant green spaces, quality laboratories and access to a highly qualified bilingual work force, coming from four major universities nearby. In addition, the park’s proximity to the Montreal-Trudeau airport is another very positive asset. A hotel belonging to an internationally renowned chain is currently under construction and will be opening its doors in the fall 2006.

INVESTMENTS

Our Business Technology Park is an ideal place for investment. Since its creation, nearly $2 billion have been invested in research and infrastructures. By setting up financial partnerships right from the beginning, the Technoparc has enabled companies to lease space and thereby devote more of their investment dollars into research and development, rather than into real property holdings. The financial solidity of the financing syndicate has made sure that companies can count upon construction deadlines being met, a high level of quality services and long term stability.

Eighteen months ago, the first development phase (made up of 13 buildings) was sold to a Canadian REIT. The second development phase has recently got underway.
